  • Prepare & Coordinate Project Scheduling
  • Determine Product Criteria and Coordinate Architectural Design
  • Conduct Bidding, Subcontractor Screening and Purchasing
  • Contract Administration and Document Control
  • Public Utilities Interface/Liaison
  • Select and Hire Project Field Staff
  • Manage Construction (Supervision & Direction of On‑site Staff and Subcontract Entities)
  • Draw Preparation and Fund Control Coordination (with Lender)
  • Direct and Coordinate Civil & Soils Engineering and Consultants
  • Coordination of Project Insurance & Bonds
  • Agency Interface/Liaison – City, County, State and Federal Officials and Staff as Required
  • Coordination of necessary consultants (Biology, Archaeology, Botany, Geology)
  • Prepare Project Business Plan, Budgets and Proformas
  • Conduct Due Diligence Investigations and Feasibility Evaluations
  • Obtain Project Financing

  • Representation of Builder on HOA Board of Directors
  • Oversee Preparation of HOA CC&R’s, Bylaws, Architectural Standards, Landscape Program and Customer Service / Homeowner’s Manuals Develop and Implement Project Marketing Strategy/Plan
  • Determine Product Pricing
  • Prepare Detailed Marketing Budgets
  • Select and Purchase Marketing Services
  • Manage and Coordinate Vendors of Marketing Services
  • Hire & Supervise Project Sales Staff
  • Monitor Competitive Market on Continuing Basis to Provide Feedback and Marketing Direction
  • Determine/Design Necessary Sales Documents
  • Administrate/Monitor Sales Escrows & Buyer Coordination
  • Coordinate with Mortgage Lenders and Title Company on Closings
  • Interface with FHA and VA Representatives As Required
  • Coordinate, Direct, Review and Monitor Project Sales and Marketing Program
  • Coordinate Pre-closing Customer Walk‑Throughs and Service After Sale
  • Homeowners Association and Department of Real Estate Interface/Liaison
